Poised over the lake

This enchanting location is now the setting for the innovative Bellagio Lake Resort, with its exclusive modern residences. The town, Lezzeno, facing onto Lake Como, is a romantic jumble of buildings and small houses with delightful terraces overlooking the water. Lezzeno faces the natural and architectural wonders of Comacina island, the olive groves of Lenno, the Villa di Balbianello and the splendid Bellagio point. The Resort is located halfway between provincial highway Lariana SP583 and the shore of the lake, with 180 metres of private beach. The project has extended the Resort over the water itself with mooring quays, so as to further highlight the project’s harmonious relationship with the landscape. The site is composed of three lots, along with the so-called “wharf lot”, and is populated by single-family and moderately sized multi-family residences. The three complexes, with their various types of apartments, slope down to the lake over terraced gardens.
The project aims to respect the character of the location, and is inspired by local materials and styles, with special attention to sustainability and energy saving (the objective is compliance with Energy Class B). The heating and hot water systems employ heat pumps using the water of the lake so as to exclude the use of fuels in the internal apartments. As for the finishings, the project employs four main materials: glass for the windows and the parapets of some of the terraces, the lake’s typical natural stone for door thresholds, window sills and the steps leading down to the lake, and iron for the parapets of a number of galleries and terraces, in a typically Lombardy style, while the internal floors and walls have been finished with exclusively Italian porcelain and ceramics. In these exclusive apartments, with their refined furnishings and restrained colours, Marazzi has used Treverkhome and Treverksign ceramics, with their wood-inspired design, and the sophisticated, essential surfaces of SistemN colour Sabbia. In the bathrooms, the Suite collection, inspired by marble, stands out for its glossy finish and floral and geometrical decorations; 18×36 cm panels have been used for their recherché style.
Next to the residences a garden houses a swimming pool with its changing rooms and accessories, facing directly onto the lake and the private beach directly below it, thus giving an uninterrupted visual continuity between the water of the pool and that of the lake itself. The border of the pool is fitted with 60×60 cm Multiquartz tiles in a natural stone design, chosen for their high foot traffic specification. The private terraces were paved using the DUE two-panel system from Marazzi with SistemN Grigio Scuro Bocciardato surface finish.
